    Landmark Athens is one of the most obviously dysfunctional and poorly organized businesses I have ever had the displeasure of coming in brief contact with. Here is a list of some of the many frustrations I had as a tenant:

    1) A part of my neighbor's roof fell off and it took them more than a month to even send someone to look at it. There was insulation and large pieces of metal everywhere. Their apartment was leaking and it wasn't repaired for several months.

    2) They allowed the pool cleaner to hook up a hose to multiple units' spickets, including mine, in order to attempt to clean the green/yellow/brown petri dish of a pool causing the water bills to quintuple in price. We had to try to navigate their bureaucracy of idiotic employees to not foot the bill. (In the employees' defense, Landmark management is horrendous at any form communication. You have call and complain to corporate to even get a response form the Athens office.)

    3) My other neighbors (who still miraculously had a roof) had a leaking toilet when they moved in. They submitted dozens of maintenence requests and had to pay a $500 water bill their first month of residency because no one came to fix the plumbing problem.

    4) Hardly any maintenence requests were ever met. After submitting 5 pest control requests for the out-of-hand cockroach infestation we had not been made aware of, someone finally came, moved and unplugged our fridge without telling us, and sprayed only behind it without putting it back. The hundreds of roach friends I made are still very comfortable in my former apartment. Landmark believes all lives matter.

    5) When I needed to terminate my lease early, I got the OK to divide my rent obligations amongst my roommates after they gave written consent, but I could not get in touch with anyone about sending my roommates revised leases or moving out until I called the corporate office. At last, as received a text notifying me that they could do a room inspection 30 minutes from when the text was sent. Unfortunately as a student who also has a job, I wasn't able to drop everything and be there right then although I had been trying to contact the office for 2 months via phone and email.

    6) The means of communication from Landmark are ridiculously unprofessional. They have different employees text residents on a regular basis, sometimes even in response to professional emails sent to managers. Additionally, they shut down the online maintenence request form, so you had to call during their office hours. Unfortunately, I always got sent to an answering machine. My calls were returned at variety of inopportune times and I was told that I had to speak with a representative directly in order to file a maintenence request although I could never get one on the line.

    I think that because the majority of their residents are students, Landmark Athens thinks they can disrespect, cheat, and even ignore their tenants. Their lack of professionalism and inability to carry out their duties as a landlord is despicable. It's unfortunate that they own so many of the properties in Athens. I will never rent from them again, and I would encourage anyone considering signing a lease with them to look elsewhere.
